A 708,000 square foot distribution warehouse is being proposed for quick construction. This warehouse and its parking lots, 133 DOCKS!!, utilities, trucks, entrances, gates and retention ponds will LARGELY fill the property at the Southeast end of Bear Road that adjoins to the N. Susquehanna Trail near the intersection at Church Road. ACCESS TO THIS WAREHOUSE WILL GO RIGHT THROUGH OUR NEIGHBORS PROPERTIES!

Susquehanna Trail, Bear Road, or the bottle-necked Board Road/Church Road Bridge area? ***Do you enjoy living in a country setting, looking at the stars, relaxing outside, hearing the birds, seeing the landscape? ***Are you interested in maintaining your property value? ***Do you believe that your neighbors have a right to defend their properties?

We are strongly opposed to the building of The Susquehanna Distribution Center at the corner of Bear Road and N. Susquehanna Trail. We therefore commit to go to the polls and we WILL NOT support any Supervisor or Representative who supports this project and the developers over the well being and safety of the residents.

Reasons We Oppose This Warehouse

-The access to this Warehouse would be directly through the center of two of our neighbors properties. Thus far, the Township has not shown that they are making an effort to accomodate these unfortunate neighbors, even though they are crying out for help.

- The access to this Warehouse is unsafe. By the townships' own admission, it is not an ideal entry, and they cannot even find a way for trucks to get out safely going Northbound! Worse yet, they are even adding on the Susquehanna Trail's width in the event that a car would need to 'pull off of the road' to avoid slow moving trucks. They are knowingly creating an unsafe condition, and are hoping to deal with the troubles later as they arise. But then it will be too late! But the township is unwisely rushing this through.

- Don't be fooled. Some may claim that many new jobs could be created, but first we should think about all of the empty warehouses that already sit around York County. There are currently NO plans or contract for this building to be occupied. So, no immediate jobs.

-If it is occupied, there is no guarantee that this warehouse will provide many jobs, or even high quality jobs.

-Once filled, the huge volume of truck traffic will clog up several intersections that are already a mess: both 83 interchanges with Church Road, and the Board Road and Church Road backup. AND NOW, they plan to send all traffic Southbound.

- The huge volume of truck traffic will congest the traffic flow around local businesses.

- With traffic at Church and the 83 interchanges being heavily impacted, even more people will be forced to use Bear Road, Canal, and N. Susquehanna to get around the area.

- This project will destroy a watershed area, part of the Chesapeake Bay watershed, and wetlands that feed wells and nurture wildlife.

- The proposed warehouse, and its needs, are far too large for the actual site. Due to this, the township has been granting them variances and special exceptions.

- The warehouse will be in operation 24/7 and will generate truck noise all of the time, no matter the time.

- It will also generate intense light polution, all of the time, no matter the time. This light will pour into homes, backyards, and businesses at all hours.

- The water that hits this warehouse and its trucks and its cars and its parking lots and its utilities will spill back into our ground and feed our wells, some of which are surface wells.

- Trucks moving in and out and around the warehouse will create moving lights that will intrude into our homes and businesses.

- Truck traffic will create significant road wear-and-tear. With our current Manchester Township budget slashing road work, will these roads ever see repair? Roads will likely need constant repair as a result of tons of traffic weight.

- This HUGE 708,000 structure will be an enormous eyesore, for commuters who enjoy the Pennsylvania landscape as well as for residents who enjoy their homes.

- The site is surrounded by wetlands and creeks and well-feeding land. The rain that hits anything (including all of the trucks) on this property WILL go back into the earth and into drinking wells.

- An historic home will be destroyed in order to build the warehouse.

- They would be building an enormous warehouse at a time when there are so many empty and available warehouse buildings in the area.
